Initial groundworks have begun at Lovell Home’s Swinfen Vale development on Beveridge Lane, Ellistown, as part of the ongoing regeneration of southeast Coalville.
The 10.4-acre greenfield site forms part of a wider area redevelopment led by Harworth Estates. Once complete, it will deliver 146 new homes, comprising a mix of one, two, three and four-bedroom properties.
All properties at Swnifen Vale will be built to achieve SAP B energy ratings, with gas heating supported by solar panels.
Ecological features will include hedgehog highways and swift nesting bricks on every plot, Lovell said.
As part of its planning obligations, Lovell Homes is paying £1m into a pot for local infrastructure and services in Coalville.
Regional sales director Dawn Bennet, said: “The start of works at Swinfen Vale is an important step for this development and for Coalville. This is a thoughtfully planned scheme that will deliver a wide choice of high-quality, energy-efficient homes, supporting both local housing needs and the continued regeneration of the area. The first homes at Swinfen Vale are expected to be released for sale in July 2026, with the first residents anticipated to move in from September 2026.
