Slippage for Mace’s Paddington start

6 days The start date for Mace’s Paddington over-station development has slipped back from the first to second quarter of this year, but financing is now secured.

Three months ago the developers of the Paddington over-station development were expecting to complete formal site acquisition in January 2026, enabling construction to start.

Today they have revealed that acquisition of the site, for £55m, will take place on 25th February 2026 and construction will start in the second quarter rather than the the first.

However the expected  completion window of Q3 2028 remains unchanged.

The joint venture developers are Helical and Transport for London’s property company Places for London. Mace is their preferred contractor and the deal is expected to be signed next month.

Helical and Places for London have entered into a £220m development financing facility with Pimco Prime Real Estate, acting on behalf of institutional investors, to fund both the £55m site acquisition and construction of the scheme.

The Paddington over-station development is a 19-storey, 235,000 sq ft new‑build office development, designed by Grimshaw, positioned directly above the northern entrance to Paddington station, overlooking the Grand Union Canal.
